Tempe Tile Re-Lay
Your tiles come off, new underlayment and battens go down, and the same tiles go back on.
On a tile roof, the tile is mostly a sunshade. The underlayment underneath is what keeps water out, and in Tempe's heat the original felt on many 1980s and 1990s roofs has turned brittle.
A re-lay keeps the tile you already have. We lift each tile, stack it on the roof, tear off the old felt and battens, repair any soft decking, and install new underlayment, flashing and battens. Then your tiles go back in straight courses.
Permitted roofing work in Tempe is inspected against the City's adopted codes, which include the 2018 International Residential Code. We build to that code on every job, permitted or not, because the flashing and underlayment details are what keep water out.

Synthetic or heavy-weight felt rolled out with proper laps and fastening.

Fresh battens set level so each course of tile hangs straight.

Original tiles relaid, with broken ones replaced as we go.

New drip edge and eave closure so the bottom row drains cleanly.
| Phase | What happens | What you'll notice |
|---|---|---|
| Inspect | Tiles lifted in several areas, underlayment and decking checked | Photos before any price |
| Permit | City of Tempe application if your scope needs one | Filed online through the City's portal |
| Strip | Tiles stacked on the roof, old felt and battens removed | Noise and a dumpster in the driveway |
| Dry-in | Decking repairs, new underlayment and flashing | The roof is watertight again |
| Reset | Battens installed and tiles relaid course by course | The roof looks like itself again |
| Close out | Inspection, cleanup and a walk with photos | A nail sweep of the yard |
The City of Tempe says inspection requests received before midnight are inspected the next business day, between 6:30 a.m. and 3:30 p.m. We schedule each inspection as soon as the work is ready, so a reroof doesn't sit half-finished waiting on the City.
When a roofing job needs a City of Tempe permit, the application goes in online: the City says all applications must be submitted through its Citizen Access Portal. We file it and book the inspection for you, so you don't have to set up an account.
Leaks that move around, felt that cracks or crumbles when a tile is lifted, and dark stains on the decking in the attic. We show you photos from several spots on your roof.
In most cases, yes. Concrete tile is durable. We replace any that break during the re-lay with matching tiles.
Yes, when the damage is limited to one slope. Many owners start with the south and west slopes, which get the most sun.
No. We only strip what we can dry in the same day, and new underlayment goes down before we leave.
Tell us how old the roof is and where it leaks. We'll lift tiles and show you the underlayment.
